JASPER – From 2010 to 2022, the population of Dubois County increased 4.1%. Its largest annual population increase was 2.5% between 2019 and 2020, according to US Census data.
Such growth means communities like Jasper, Huntingburg and Ferdinand are seeing the need to increase housing opportunities for new residents.
Over the past few months, ground has broken on new housing developments in Jasper and Huntingburg. The projects reflect the county’s progress in meeting demand for housing at different price points and lifestyles.
In July, ground was broken in Huntingburg on the Poplar Ridge Apartments. Construction began this month and it’s expected the first units will be ready for lease in late spring of 2026.
When complete, the complex built by Premier Property Management will have 126 units, including:
- 24 one-bedroom apartments
- 48 two-bedroom apartments
- 24 three-bedroom apartments
- 18 two-bedroom townhomes
- 12 three-bedroom townhomes with garages
The project received a tax abatement from the city of Huntingburg and was awarded a $1.5 million READI 2.0 allocation. READI funds will be used to purchase the materials and labor required for the infrastructure associated with this project. Premier Property is investing $16 million to develop the new market-rate housing community.
Ruger Kerstiens, president of Premier Property Management, said Poplar Ridge will provide quality housing at attainable prices.
“Poplar Ridge Apartments will be a tremendous asset to the community and our local industry partners. Not only will Poplar Ridge Apartments attract new residents to our area, it will also help retain existing residents,” Kerstiens said in comments to the Dubois County Free Press.
North Ridge Estates
Earlier this summer, construction began on the first home in Phase 1 of Jasper’s newest subdivision, North Ridge Estates. Kerstiens Homes & Designs is leading the development.
Phase 1 will include:
- 12 single-family lots with homes starting in the $270,000 range, offering multiple floor plan options.
- The introduction of 28 villa-style homes in a condo association, providing lower-maintenance living for homeowners.
In Ferdinand, Premier Property Management completed Royal Ridge Apartments. Royal Ridge has 22 townhomes, which are fully occupied. A second project, Hidden Meadows Subdivision, has available lots for anyone looking to build. Construction can begin as soon as contracts are signed, offering new opportunities for homebuyers seeking to plant roots in Ferdinand.
“Our focus on housing continues to fuel growth in Dubois County,” said Colten Pipenger, executive director of Dubois Strong Economic Development Corporation. “Complimented by our thriving industry base and quality of life amenities, Dubois County continues to be a prime location for top talent.”
