TELL CITY – The City of Tell City announced this week that a new residential investment is coming to downtown with the development of Feed Mill Condos, an eight-unit condominium project located at the former site of the Tell City Feed and Grain.
The $3 million project is being developed by HBS LLC, and built by Smith Homes, a local developer that has completed other successful housing projects in Tell City. Construction is expected to begin in January 2026, with completion anticipated by the end of 2026.
Feed Mill Condos will consist of eight owner-occupied, two-story condominiums, each offering approximately 1,800 square feet of living space. Every unit will feature three bedrooms, two and a half bathrooms, and a private two-car garage, providing modern, high-quality housing options within walking distance of downtown amenities, businesses, and community destinations.
City officials said the project represents an important step forward in downtown revitalization and housing development.
Mayor Chris Cail said the project addresses several key priorities for the city, noting that it redevelops a long-vacant site, adds much-needed housing in the downtown core and strengthens the momentum currently underway throughout the Furniture District. He emphasized that quality housing remains one of the city’s top priorities and that Feed Mill Condos directly supports Tell City’s long-term vision of creating a vibrant, walkable, and livable downtown.
The development aligns with the City of Tell City’s adopted Comprehensive Plan, which identifies housing availability, redevelopment of underutilized sites, and increased residential density in appropriate areas as key strategies for sustainable growth. The plan emphasizes expanding housing options downtown to attract new residents, retain existing families, and support local businesses The development, to be known as Feed Mill Condos, will be located within Tell City’s growing Furniture District and pays homage to the site’s history as the former Tell City Feed and Grain.

The project name was intentionally chosen to reflect the area’s industrial and agricultural roots, while its design and use represent a thoughtful reinvestment in a long-vacant property. By introducing high-quality, owner-occupied housing into the Furniture District, Feed Mill Condos strengthens the connection between Tell City’s rich manufacturing past and its future as a vibrant, walkable downtown neighborhood supporting residents, local businesses, and long-term economic vitality.
The project continues the positive partnership between the city and Smith Homes. Smith recently completed 36 new apartments on Seventh Street at the former Tell City Chair Company property, a development that has seen strong demand and high occupancy since completion.
Mayor Cail said Smith’s recent projects have demonstrated strong demand for well-designed housing in Tell City and that Feed Mill Condos builds on that momentum while reinforcing the city’s commitment to thoughtful downtown growth.
The Perry County Development Corporation played a key role in supporting the project and helping move it forward. Erin Emerson, president of the Perry County Development Corporation, said Feed Mill Condos represents exactly the type of development the county hopes to encourage downtown housing that supports the workforce, strengthens local businesses, and enhances overall quality of life. She noted the project reflects the collaborative effort between the City, private developers and PCDC to create sustainable, long-term growth.
Builder Ron Smith said the project reflects confidence in Tell City’s future. He noted that the community continues to show strong demand for quality housing, and that Feed Mill Condos will offer space, modern amenities and walkability while respecting the character and history of the site. Smith added that he is proud to invest in a community that believes in its future.
City leaders note that expanding downtown housing is critical to supporting economic development, attracting young professionals and families and ensuring Tell City remains competitive within the region. Projects like Feed Mill Condos represent the type of strategic
